The Larches Farm House, Worcestershire

 

This Georgian Farm House was completely dilapidated and was in need of full refurbishment, from the roof to the Basement.

A large Annexe on the property was demolished and rebuilt using reclaimed materials, whilst the complete roof was propped and supported in-situ. This area became the Library, Gallery, Laundry, Plant Room and Breakfast Room.

The pointing to the house was painstakingly reproduced, using nine different ingredients, to match the main property. This had to be passed by the local Council’s Conservation Officer, before the house and Annexe could be re-pointed.

Many of the original period features, some of which were listed, were retained within the property. These features include a beautiful Mahogany Spiral Staircase, which was fully restored and French Polished, ornate Cornices, Fireplaces and the original timber flooring.

Many items were purchased by the Client, from local Salvage Specialists, and fitted within the property, such as sanitary ware, stone floors, doors and ironmongery.

The project also included many external works, with paved areas, ornate garden walls and a complete Willow Bed Water Treatment System, taking soil and rain water from both the house and the surrounding land.

The project was challenging from the start, however, works became more complex as items were reprogrammed around the local wildlife, once found to be in residence. Bats, Badgers and Great Crested Newts were all established to be present on site and they were monitored officially throughout the works by DEFRA.

Desertoak were the Main Contractor, with a London based Architect, Mr Mike Rundell from MRJ Rundell & Associates Ltd. Pierce Tynan, who is based in Ireland, was employed by the Client as the Interior Designer.

This project was carried out over a period of approx 11-months, to the value was £1.2 million, and it is now a stunning example of a listed Georgian country property.

Due to the privacy requested by the Client, we have been asked not to showcase any internal photographs of the project. We are also continuing to carry out minor works and maintenance at this property.

Nottinghill Residence

Desertoak have also carried out works to the Client’s other property in Notting Hill, London. This mainly involved alterations to access the Roof Terrace, installing a bespoke Sliding Glass Canopy, which had to be craned into position whilst the property was occupied.

Again, due to the privacy requested by the Client, we have agreed not to showcase any photographs of the project.
